The physical constraint

Termites work inside timber and behind linings. What an inspection meets is the outside of things.

What AS 4349.3 therefore covers

Inspecting and reporting on areas that can be reached. It contains no mechanism for certifying that a property is free of pests.

What a good report gives you instead

Evidence located, conducive conditions itemised, and every area that could not be reached named with the reason it could not.

The added complication here

On attached housing part of the inspection zone may sit on land you do not own, and the report says where that stopped us.

What actually reduces risk

Regular inspection, conditions corrected as they appear, and a management system installed by someone licensed to do it.
