Resale inspections run to AS 4349.1 and timber pest to AS 4349.3. New construction is measured against your contract, the National Construction Code, the Guide to Standards and Tolerances 2017, AS 2870 for slabs, AS 1684 for framing and AS 3740 for wet areas.
The Home Building Act 1989 provides six years for major defects and two for the rest, measured from completion. On attached housing it is worth confirming who holds the warranty for common property, because it may not be you alone.
The work is visual and confined to what can be reached. No circuit is energised, no pipe pressurised, no appliance run, nothing dismantled and no engineering certified. Where a trade needs to take it further, we say so.
